Real estate market activity shows steady recovery in April

In its latest report, the Center for Economic Research and Reforms (CERR) presented an analysis of recent developments in Uzbekistan’s real estate market.

Following two consecutive months of decline, the market showed signs of steady recovery in April. The number of real estate transactions increased by 20%, reaching 24,000 deals during the month.

Regional dynamics in April indicated stable growth, with no region in the country recording a decline in transaction volumes.

The most significant increase in activity was observed in the Namangan (39%), Samarkand (29%), and Bukhara (27%) regions.

In the secondary housing market, the average price of residential properties in Uzbekistan rose by 1.3% compared to the previous month. On a year-on-year basis, prices increased by 2.4%.

The fastest price growth was recorded in Jizzakh, Surkhandarya, Khorezm, and the Republic of Karakalpakstan.

Tashkent’s real estate market remained relatively stable in April. In the secondary housing segment, the average price remained nearly unchanged, showing a slight decrease of 0.3%. On a year-on-year basis, both the primary and secondary markets experienced a decline in prices.

The average price of secondary housing fell by 6.3%, while the primary housing segment saw a 4.2% drop. The steepest declines in secondary housing prices were registered in the Chilanzar (10.7%), Mirzo Ulugbek (9.4%), and Yashnobod (8.2%) districts.

In the primary market, the most notable price reductions were observed in the Uchtepa (15.3%), Shaykhantakhur (13.3%), and Yunusobod (8.8%) districts.

Rental prices in Tashkent remained stable in April, with the average rental rate unchanged from the previous month — standing at $8.1 per square meter.

Rental prices continued to be relatively high in the Mirobod, Shaykhantakhur, and Yakkasaray districts, where the average rental rate reached $10.4 per square meter.

On a year-on-year basis, the decline in average rental prices slowed to 3%. The most significant drops in rental prices over the year were observed in Uchtepa, Yunusobod, and Mirzo Ulugbek districts.
